Just looked into some real estate data and found something interesting about wealth distribution across Florida suburbs. Turns out Miami, Fort Lauderdale and Pompano Beach are absolutely dominating when it comes to wealthy neighborhoods - they account for half of Florida's richest suburbs. That's 12 out of 24 top suburbs concentrated in just those three metros.
Palm Beach is sitting at the top with an average household income of $356,467 and median home values around $10.2 million. Pinecrest comes in second at $312,591 average income. But what surprised me is how much variation there is even within the wealthy tier - you've got places like Lake Butler near Orlando hitting $289k average household income, while some of the Miami suburbs in the 10-20 range are still pulling $150-170k.
The Florida suburbs wealth gap is pretty stark when you look at the full list. Palm Beach Gardens, Coral Gables, Parkland - all solid wealthy areas but home values range from under $1M to nearly $2M depending on location. If you're looking at where money actually concentrates in Florida, it's definitely the Miami-Fort Lauderdale corridor, but there are some interesting pockets around Orlando and Tampa too.
What's wild is how the typical home values tell their own story. Some of these wealthier Florida suburbs have median home prices under $700k, while others are hitting $1M+ easily. The data's from mid-2025, so it gives a pretty solid snapshot of where the money is concentrated right now.
