New Project | Kai He Mountain to Launch Villa Bidding as Early as Next Week
The residential development Kai Wo Shan in Tuen Mun, led by Road King Properties, officially announced today that its villa series will be named MORI MANOR. Sales arrangements are expected to be announced as early as next week, likely through an auction process.
Road King’s Sales and Marketing Director, Yan Jingfeng, stated that MORI MANOR consists of 14 villas, with prices to be based on transaction prices of high-end residential properties in the same area. The villas have a practical area ranging from 2,031 to 3,419 square feet, offering layouts from four bedrooms with two master suites to four bedrooms with four bathrooms. Each unit includes gardens ranging from 396 to 999 square feet and rooftops from 399 to 787 square feet. Some villas feature internal stairs or private elevators directly accessing the parking lot.
She pointed out that as the property market warms up, coupled with the government removing the stamp duty, relaxing investment immigration requirements, and market expectations of interest rate cuts, inquiries for high-end properties have significantly increased recently. Therefore, today the project’s No. 10 house was opened first as a standard demonstration unit for handover, with a practical area of 2,031 square feet, four bedrooms with two master suites, a front and back garden totaling 552 square feet, and a 399-square-foot rooftop.
Kai Wo Shan has sold 582 units so far, accounting for nearly 84% of the entire project, generating approximately HKD 2.75 billion in sales.
Additionally, the developer is focusing on selling subdivided units in Tower 2 of Kai Wo Shan this year. The same series, the Aberdeen Wong Chuk Hang Station South Island Phase 1, Jin Huan, has also increased its price by about 5%.
